Building Entitlements
Each DA includes plans approved by Clarence Valley Council (CVC) for a 4 Bedroom residence. Whether to keep the current house design and location can be decided by the purchaser subject to formal approval by Clarence Valley Council of any alterations or amendments.
Wastewater Systems
The DAs for lots 63 and 64 incorporate approved plans for a wastewater system.
The DA for Lot 62 did not include plans for a wastewater system. A condition of the DA is that a wastewater system be approved prior to the issue of a construction certificate.
Driveways
It is a condition of the approved DAs that all lots will be accessed from Clarence Way (see relevant diagram). The driveway for Lot 62 will be to the spur of land where Lot 62 joins Clarence Way. The driveway for Lot 63 will be from Clarence Way, at least 110 metres from the junction of Clarence Way and Summerland Way. The driveway for Lot 64 will be at any part of its frontage along Clarence Way.
Water Connection
CVC have quoted a price of $6296 for the connection of town water to each lot. Water supply to the 3 lots will be taken from the water main to Copmanhurst which passes, as an easement, just within the boundary of Lot 63, along Summerland Way, then just outside the boundaries of the 3 lots along Clarence Way, on the same side of the road.
Electricity connection
Electricity is available along Clarence Way (there are houses on the other side of the road). A quote is being obtained for bringing the electricity supply to the boundaries of the 3 lots.
Mountain View (South) Park (shown light green in the map) overlooks the Clarence River. The outlook from the park is primarily to the west with good views of the Clarence River and beyond. The park is treed with mature eucalypt species scattered throughout. There is currently no vehicle access or improvements to the park. Pedestrian access is available via rough track from the north. Access to the river from the park is limited by steep embankments and cliff lines. The aim of the park is to protect and maintain biodiversity. The plan is for the park to be maintained as an undeveloped site. CVC have advised that the park is classified as community land which cannot be sold.
